Job Role Summary

Skilled technician with advanced ability in at least one specialty (HVAC, Electrical, Plumbing, Fire/Life Safety, BAS, or Building Envelope/Finishes). Performs moderately complex diagnostics and repairs, leads PMs for assigned assets, mentors Tech I staff, and supports a 24/7 environment.

Day in Life:

Begin the day by reviewing CMMS work orders and prioritizing work across multiple sites. Perform PMs and moderately complex troubleshooting in your primary specialty ( HVAC, electrical, plumbing) while also addressing routine cross-trade issues. Coordinate with vendors/contractors for inspections or specialty work, verify their performance, and update CMMS with detailed findings and parts needs. Provide guidance and coaching to Tech I on safe work practices, troubleshooting, and documentation. Participate in the on-call rotation and respond to urgent requests or after-hours incidents as needed.

Essential Duties

Specialty Maintenance & Repair (60%)

  • Diagnose and repair moderately complex issues in at least one specialty area (HVAC, electrical, plumbing, fire/life-safety, BAS, or building envelope/finishes).
  • Restore service safely and promptly, making interim and permanent repairs based on risk, cost, and operational impact.
  • Read and interpret schematics, wiring diagrams, prints, and O&M manuals to troubleshoot and resolve failures.

Preventive Maintenance & Compliance (25%)

  • Lead PMs for assigned systems/assets, ensuring checklists are completed, intervals followed, and findings documented in CMMS.
  • Support regulatory, life-safety, and accreditation requirements through accurate records, timely follow-up on deficiencies, and coordination of required testing/inspections.
  • Use CMMS to prioritize work, capture technical findings, and request parts; help maintain asset data quality.

Associated Job Duties

Mentorship, Vendor Coordination & On-Call Support (15%)

  • Mentor Tech I staff by demonstrating best practices in troubleshooting, safety, and documentation; provide feedback to the Facilities Maintenance Manager on development needs.
  • Coordinate vendors/contractors for specialty inspections, testing, and repairs; escort as needed and verify quality of work.
  • Participate in the on-call rotation; respond to after-hours incidents and urgent facility requests.
  • Support emergency response and after-hours assignments; other duties as required.

Qualifications

Education:

  • Required: High school diploma or GED.
  • Preferred: Vocational/technical program in HVAC, Electrical, Plumbing, or a related building trade.

Experience

  • Required: 3–7 years of commercial, industrial, or healthcare/public-health facilities maintenance or primary trade experience (HVAC/Electrical/Plumbing/Carpentry) with journey-level capability. Demonstrated proficiency in at least one specialty and solid cross-functional knowledge in others.

Licenses/Certifications Required

Required/Obtain:

  • Valid driver’s license; ability to travel between sites as needed.
  • OSHA 10 (or equivalent safety training) within 6 months of hire.

Preferred:

  • Relevant trade credential such as EPA 608 (for HVAC), journeyman license (electrical/plumbing), NICET/State fire certifications, or backflow tester credentials. Certain assignments may require specific licenses/certifications.

Knowledge, Skills & Abilities

  • Trade proficiency: Intermediate/advanced troubleshooting; ability to interpret prints/diagrams and use meters/test equipment effectively.
  • Cross-functional skills: Working knowledge of multiple building systems (HVAC, electrical, plumbing, fire/life-safety, BAS, envelope/finishes).
  • Safety: Strong understanding of LOTO, hot work permits, hazard recognition, infection-prevention practices, and PPE adherence.
  • CMMS & communication: Clear, detailed CMMS notes; accurate parts requests; status/ETA updates; ability to explain issues and options to non-technical staff.
  • Mentorship: Ability to coach Tech I staff, model professional behavior, and support a culture of safety and continuous improvement.

Working Environment

· Active healthcare/public-health facilities; frequent walking/standing, ladder use, and lifting up to ~50 lbs or more with assistance.

· Work in mechanical rooms, rooftops, labs, and office environments; exposure to noise, dust, chemicals, outdoor weather, and temperature extremes.

· Required PPE; may handle tasks involving utility systems and critical clinical equipment.

· Participation in on-call rotation, with occasional evenings, weekends, holidays, and emergency response.
