Job Role Summary

The Real Estate and Construction Project Manager is responsible and accountable for matters related to the construction and renovation of the building. A PM manages the overall execution of the project, from inception to project closeout. The individual in this position shall cooperate, communicate and resolve to function in concert with the Vice President of Real Estate and Facilities Services, Facilities, Security, and Safety Departments, Legal, Purchasing, Accounting, and Compliance to assure the continued safe use and functioning of all HHC facilities, with a focus on transforming all facilities to support safe, efficient and effective patient care and staff work environments that achieve regulatory, quality, financial and operational management goals as may be established. A PM leads planning, performance, and implementation of real estate, construction, and renovation projects, the on-going of capital project requests and coordination with facility management efforts in such a manner that existing functions are properly located and documented. From time to time this position shall perform limited administrative support duties to the Real Estate and Facilities leadership team.

  • Attends meeting and serves on committees as assigned in support of HHC operations - may be internal to the organization or external in the community
  • Assists in resolving all problems concerning design/construction/maintenance projects utilizing minimum materials and financial resources
  • Must maintain confidentiality of information: extreme discretion is necessary due to the positions' exposure to corporation’s short and long strategic plans
  • Endeavors to include quality, performance improvement and regulatory understanding and readiness in all actions relative to facilities planning and design. 
  • Provides appropriate oversight of standards, policies, protocols, and procedures
  • Endeavors to maximally create and encourage sustainable environments

Leadership and Communication:

  • Acts with honor and integrity that is congruent with our mission statement
  • "Rounds for Outcomes" with key customers to build and maintain effective and healthy work relationships with staff, external vendors, and partners, senior leaders
  • Applies architecture and engineering principles in order to create facilities in concert with HHC's goals and objectives
  • Creates space program requirements and project specifications in order to specify materials/equipment for solicitation of competitive bids and/or successfully negotiation for design and construction projects
  • Aids in preparation of reports on construction progress, project financial performance, and construction related performances as required
  • Interfaces with vendors, contractors, architects, and real estate consultants pertaining to acquisition, selling, leases, facilities equipment or materials, and with state/city agencies as assigned.

Service:

  • Coordinates with the owner and design team to develop a project design that meets the project goals, budget and schedule
  • Makes qualitative decisions in site selection, program development, defining indoor and outdoor space use (this may be done in partnership with an architect or consultant)
  • Assistance with financial tracker, developing and monitoring overall project schedule, budget (including hard and soft costs) 
  • Procures qualified team for your project (e.g., architect, general contractor, sustainability consultants and others) and manages communication between owner, architect, employees, general contractor, and other consultants.
  • Manages construction and logistical issues that may arise during construction. Objectively investigates all issues or complaints and provides appropriate assistance
  • Visits construction sites to assure performance of planning, quality, safety and scheduled completion purposes
  • Coordinates project closeout, movements, and opening
  • Assists with community and public relations 

Qualifications

  • BA/BS in interior design, architecture or construction related management
  • Significant project management experience may be considered in lieu of education tied to specific areas of study as listed.
  • A minimum of 10 years of experience in project development, design or construction and 1 to 3 years of which were in a health care environment or demonstrated responsibilities acting as the Project Owner.

Knowledge, Skills & Abilities

  • Fluent in AutoCad, Revit, and/or other appropriate graphic devices for a minimum of 2-3 years to illustrate intent of project requirements in graphic form
  • Demonstrates a high level of problem-solving skills and decision-making processes
  • Expresses effective verbal and written communication skills essential for effective communication with all levels of Corporation and outside vendors for contracted services
  • Demonstrates knowledge of design/construction, techniques/scheduling, construction/purchasing law, and health care related building codes and regulations
  • Demonstrates ability to recognize and support successes; both large and small, individual and group

Working Environment

  • Walking, climbing ladders, and accessing construction sites with their inherent dangers are required
  • Ability to work under stress, time limitations, and crisis situation
  • Attention to detail, required to make judgmental decisions based on objective analysis of factual data
  • Flexibility to respond to changing priorities, interruptions

  • Access to all areas of all HHC facilities, during construction and renovation projects, on or off campus, with accompanying walking/climbing and excessive noise, fumes, dirt, and dust. Ability to adhere to PPE and safety requirements.
